# MLS® Rules for Listing Photos, Virtual Staging and Decluttering

## What are the MLS® rules for listing photos and virtual staging?

MLS® listing images must accurately represent the property. Under PropTx MLS® Rule 5.01, images that use AI or other digital technology to create, alter, or enhance images, including digital staging, are prohibited when they do not accurately depict the listed real estate.

MLS® listings also cannot include images of amenities that aren't visible from the property, advertising or marketing graphics (with certain exceptions), or images featuring people or digital representations of people.
